FAQ

Renters

Landlords

  1. Renters
  2. Are your services really free?

Yes. Our services will never cost you anything.  In fact, we will generally save you money. Our fee is paid by the property owner for introducing them to an interested, qualified renter.

  3. When should I start looking for my next apartment?

We generally advise beginning your search 45-60 days before you want to move in.  That gives you time to view a selection of the best units out there without feeling rushed.  That being said, if you need a place next week we can do that too.

  4. Can you find me a place without me actually being there?

Sure.  We can send you pictures of the units and answer your questions until you're comfortable applying and signing a lease.  Put your trust in us and we'll guide you through the process.

  5. How much is the security deposit?

Every property owner is different.  The industry standard is an amount equal to 1 months rent.

  6. What if I have been evicted?

That was a bad decision.  The property owners we work with do not accept tenants with evictions on their records so we can not help you.

  7. Do I need renter's insurance?

If your landlord requires it, yes.  If not, we would still advise you to purchase it.  This type of insurance is reasonably priced ($25/mo) and protects all of your personal belongings.

  8. What is your No Call, No Show, No Reschedule policy?

We work hard for you so the least you can do is give us two hours notice if you can't make it to a scheduled tour.  If you don't call us and don't show up for the tour - we will not reschedule the tour, period.

  2. What if we are currently offering free rent?

Our fee and any free rent offered are not related.  For example, if a lease includes a provision for the first month free the tenants rent payment (retained by MAF) must be credited towards their rent in month two.

  3. How do I give MAF access to vacant units for tours?

Its up to you.  We sync our operations with yours.  Depending on the property type we can provide you with a lock box to be left at the property, you may have a staff person allow us access and lead the tour, you can provide us with a key to the unit that will be securely housed by MAF, or provide an open house schedule.

If your situation is unique, we will work with you to find a solution.

  4. Is your fee negotiable?

No. Our service is very labor intensive which makes our margins too low to negotiate fees with individual property owners.  When you factor in the cost of units sitting vacant and the time saved, we believe the return-on-investment earned when working with MAF is high.

  5. I already have an in-house leasing staff...why do I need Milwaukee Apartment Finders?

Our service is designed to supplement your in-house staff.  We recognize a great in-house leasing staff can often translate into a 89% occupancy rate.  By adding Milwaukee Apartment Finders to your team we will work to take your property to 99% occupied.  There is no risk when working with us - only upside.
